Brokerage
With over 30 years of experience in the Rougemont property market, we support our clients every step of the way, right up to the final appointment with the solicitor of their choice. Our experience and in-depth knowledge of the sector guarantee reliable support to ensure that transactions are completed under the best possible conditions and at the best possible price. The relationship of trust we have built up over the years with our partners, contractors and local residents means we are constantly informed of changes in supply and demand. Working closely with agencies in the Pays d'Enhaut and some in the Saanenland, we ensure your property has maximum visibility among all potential buyers.
We are at your disposal to answer any questions you may have.
I would like to put a property up for sale. How do you proceed?
We create a sales file with photos and a description, which we quickly send to our clients who may be interested in the property.
Can I contact another agency at the same time?
This is not necessary as we automatically distribute the sales file to other agencies in the region. All potential clients for your property will be informed of its arrival on the market.
Who will set the selling price?
Our extensive experience in the mountain property market will enable us to estimate the value of your property accurately. We know the value of land in the region and monitor market fluctuations. The final selling price will, of course, be subject to your approval; you decide on the final value.
How long will it take for my property to sell?
If the price you have set is well targeted and in line with regional market trends, your property will sell very quickly. However, if the price is overestimated, the time it takes to sell is difficult to estimate and could take much longer.
Can I sell my property furnished?
You can sell your property furnished without any problem.
Should I allow for some room for negotiation?
It is best to set the sale price as close to market value as possible. However, you should always expect lower offers from potential buyers.
Will you always be present during visits by potential buyers?
Yes, we never allow visitors to view the property for sale alone.
If the sale is completed quickly, do I have to be present when the deed of sale is signed?
No, you are not required to be present. If everything has been clarified with the solicitor, you can act by proxy.
Who makes the final decision on the sale of my property?
Only you can approve the final contract.
Can I change my mind about selling?
Yes, you can change your mind as long as no contract has been signed yet.
What is the tax rate on the profit from the sale?
Tax is levied according to a sliding scale based on the number of years of ownership.
I would like to sell my property discreetly. Is this possible through your agency?
If this is what you want, we can manage the sale of your property by handling your file internally at the agency without making the offer available to the general public (no publication on the website or in our mailings). This will ensure a certain level of confidentiality.

Management
We offer comprehensive or partial services that can be tailored to your needs. We put our expertise at your disposal so that you can enjoy your second home without the hassle of management, administration or accounting. If the range of services we offer does not include something that is essential to you, or if you would like more information, we will be happy to discuss it with you. Please do not hesitate to contact us.
To enable you to enjoy your second home in complete freedom, we take care of the following tasks for you:
Receiving and processing mail
We receive your mail and process it according to your instructions, whether it comes from government agencies, insurance companies or other organisations related to your second home.
Checking and paying bills and keeping annual accounts
On your instructions, we pay regular bills such as taxes, telephone and electricity bills. All bills that are not part of your regular expenses are submitted to you for approval before payment. At the beginning of each year, we provide you with an annual account summarising the bills we have paid on your behalf.
Management of your insurance, taxes, etc.
We monitor your insurance portfolio and your tax notifications.
Receipt and payment of rent, charges, etc.
If you rent out your property, we will take care of collecting the rent and managing it according to your instructions.
Fuel orders
We manage a large number of chalets and, as a result, we benefit from preferential rates on quantities, which we can pass on to our customers.
Monitoring your property and facilities
It is always tricky to leave a chalet unattended for long periods of time. If you entrust your property to us, we will carry out weekly or monthly visits to check that everything is in order. In winter, with the risk of frost, we make sure that the heating is working or that your building's facilities have been frost-proofed.
Concierge service monitoring
We check that your concierge is doing their job properly in your absence, that the lawn is mowed regularly, the flowers watered, etc.
Organising your arrivals and departures
You want to arrive at a clean and well-heated property in the middle of winter. We organise a cleaning service during which we air and dust all the rooms. We turn on the heating the day before your arrival. When you leave, we also organise a cleaning service so that everything is in order for your next stay.
Can I hire you for just one of these services?
Yes, you can hire us for just one of the services listed above, and each one can be customised.
